Nuveen Real Estate are bringing forward fresh proposals for the refurbishment and extension of Building 6 at the heart of Devonshire Square in addition to improvements to the open spaces that surround the building.

The proposals will seek to provide high quality workspaces by revitalising the internal layout, refreshing the external façade and creating a new pedestrian route through Middlesex into the heart of the campus.

Building 6 forms part of the eastern corner of the campus bordering Harrow Place and Middlesex Street. The building is currently tired and in need of investment, as it fails to meet current office standards and falls short of the needs and expectations of modern office tenants. Furthermore, the Middlesex Street side presents a blank and imposing façade at street level with no public access. As such, they believe there is the opportunity to refurbish the existing building with limited additional massing and a reimagined public realm to meet the vision for Devonshire Square.

They are committed to retaining as much of the original structure as possible, whilst respecting the original design and reflecting the plans for the neighbouring Building 7. They will be introducing a new roof terrace to provide outdoor amenity to occupiers, but this will be located away from residential properties and will be subject to a strict Operational Management Plan. The proposals will look to provide significant public realm improvements to Middlesex Street and Harrow place, in addition to providing new landscaping to the Building 6 courtyard.

Sustainability sits at the core of the vision and as such, in addition to retaining the original structure of the building they will also introduce a combination of air conditioning and natural ventilation to reduce the operational emissions of the building. Furthermore, they are targeting a BREAAM rating of ‘Outstanding’ and a Nabers Design for Performance energy rating of 5*.

They want to engage with as many members of the local community as possible. They will be holding a webinar with the project team to discuss the proposals in more detail. This will be held on:
